Property Inspection - In most cases, the initial step is a thorough evaluation of the property, generally conducted by our network of third‐party, independent inspection and valuation Consultants. We believe that the utilization of a third‐party to accomplish this is critical to mitigate any potential liability concerns, and results in a fair and equitable understanding by all parties to a transaction, the full nature and extent of the problem, as well as identifying attainable solutions which are well‐documented and quantifiable.
Property Remediation - Many times our customers find themselves with a project where the Developer or Builder has left the job uncompleted, and the client is left with an undesirable, and virtually unsalable, asset. Through many years of experience, and utilizing the services of our Client Service Team, Beachside Management Group is able to restore the client’s investment in the property to its highest possible current market value, simply by completing the project on the client’s behalf.
Competitive Market Survey - Distressed real estate assets are difficult to value, even in the best of times. In the current market environment, especially where few comparable market appraisals exist, it is often beyond the client’s capabilities to assess the true market value of the property. BMG and its affiliates are trained in many methods of property valuation and assessment, and can assist the client to place a value on its asset. More importantly, we are often able to identify and quantify the logical steps to increasing the asset’s value to a marketable position.
Business Plan Review - These are truly unprecedented times, and many clients are simply ill‐equipped or understaffed to put together a comprehensive business plan to restore their portfolio of distressed properties to their highest possible current market value. Moreover, legal and statutory regulations often require that the client act only with the services of an objective, independent professional to properly assess the situation and prepare a comprehensive overview of the options available. In these cases, BMG is well equipped to act as an unbiased, third‐party intermediary to assist the client in discharging its lawful responsibilities.
Deal Restructuring - In some instances, the parties to a transaction can no longer live up to the original agreement, and seek a modification to its terms. We find that our clients may not be equipped to handle the sheer volume of such requests, or to properly evaluate the various options which may be available to them. Acting as a third‐party expert, and with many years of such experience, BMG can act on the client’s behalf to assist in evaluation of its most troubled ‘’deals” , and recommend a sound strategy to restructure the transaction. This allows the client’s staff to focus on the profitable areas of its enterprise, and return to the business of making money.
Property Management - Many times, a client may decide that it is in their best interest to retain the troubled asset in their portfolio until such time as the real estate market returns to historical norms as relates to sales rates and market valuation multiples. In such cases, BMG’s affiliate Beachview Vacation Rentals (BVR) can assist the client in earning a positive return on its investment during this period.
Sale and Disposition - Portfolio Management often dictates that a client must thoroughly research all of its sale and disposition options for its distressed real estate assets. Beachside Real Estate Group (BREG) , another affiliate of BMG, can assist the client in evaluating all disposition options, and can bring together a competent team of real estate sales , legal and accounting professionals to properly assess the situation and implement a sales plan on behalf of the client.
Comprehensive Reporting - In most instances, the “burden of proof’’ of full disclosure falls squarely on the shoulders of the entity considered best –capitalized and able to deal with a problem situation. In such instances, complex reporting issues arise for which the client’s staff is held accountable beyond their normal capabilities, and third‐party experts are required to ensure that the client has exercised all necessary efforts to preclude them being judged as ‘biased’ or insufficient in their efforts to reach the best decision, and one which is in the best interest of the client’s shareholders and will hold‐up to regulatory scrutiny. The Consultants at BMG and those of its Client Service Team are well‐versed in the nature and extent of the required reporting to entities outside the client’s sphere of influence, and can ensure that the client has implemented a careful reporting plan which includes full documentation of all activities involving the project.
